This 3 star is for the current property manager called Zinhle for One on Mutual. She is the first to ever do her job with dedication and professionalism since 9 years ago when i moved in here. It is such a shame that City Property is not just a very greedy business that does not fix anything. Things take forever to be fixed, lately the water bills have skyrocketed without any explanation. We have to fight to get answers or a simple communication whilst rent goes up exorbitantly every 12 months... this is terrible. You need to also hire res managers who are passionate about the job, please.

The lift at Magnolia Flats, Pretoria has been out of order since early February. That’s over 3 months of dragging groceries, prams, and furniture up 3+ flights of stairs. We’ve had ZERO communication from management or the managing agents. When we ask the caretaker, he just shrugs and says “Management isn’t saying anything about the repairs”. So even on-site staff are being left in the dark. This is beyond poor service — it’s disrespectful. We’re expected to just cope in silence while paying full levies every month? Things break, fine. But 3+ months with no timeline, no apology, no feedback is unacceptable.

I am writing to express my dissatisfaction with the handling of my rental application. On 24/04/2026, I app**** for Unit C0628 after viewing it at Sharon’s Place. I received no response and later discovered that my application had not been processed. When I followed up on 28/04/2026, I was approved for a different unit (C1024) at a higher rental, which I did not apply for. I was then informed that Unit C0628 was no longer available. However, on 29/04/2026, I received communication confirming that the same unit was in fact available at the original price. This situation reflects a lack of professionalism, inconsistent communication, and incorrect processing of my application.

They are making up their water usage bill I have been staying in a building managed by City Property and have consistently paid a water bill of no more than R100. However, this month I received a bill of R855 for water- that time I stay alone, and I am always at work When I initially contacted the office, I was told that the amount was due to back billing. Later, I was informed that it was caused by a leak in my unit. After the building manager inspected my unit and found no leak, I was then told that the charge reflects my normal monthly usage. The property manager, Tricha, has been unable to provide a clear explanation or discuss the pro meter reading report. She stated that she does not stay in the unit and therefore cannot account for the usage, which I find unhelpful. Additionally, her approach to handling the matter has been dismissive and unprofessional. I WILL DEFINITELY NOT BE RENEWING MY LEASE!!!!!!!

It has been 20 days since I moved out and still my file has not been finalized. Communication comes in drip and drops and there has been some questionable practices. They first charged me R500 and said it is for late check out even though in the confirmation email that they sent to me, they stated that my vacate date is 31 March 2026 and I can move out anytime. When I queried how did they determine that because it is more than what I would have incurred had I stayed an extra day and how is it late check out when I paid for the 31 March 2026, they said it is at their discretion. They made mistakes on my account resulting in it appearing as though I owe them and spent days refusing to talk to me or fix it till I wrote my complain on hello peter and that is when they only reached out and i helped them see their error. Then they decided they are going to change the interest earned on deposit because it has now come to their attention that for all 7 years the interest rate they used was higher than they wanted to give. Now instead of closing the file they come with another story. There were 2 existing tiny spots in the bedroom carpets that I found, I assumed it was just stains now they say it burn marks and they will be replacing the carpet at my cost but there are no figures attached so I still have to wait longer to get the file closed. Very bad service
