The worst company to ever deal with ,they first tried to forge an entrance inspection that stated I was given the unit clean when the agent Patricia clearly stated it wasn’t,they took advantage of the fact that Patricia no longer worked for them and created one that would allow them to ****** me ,furthermore I agreed to paint the rooms that I also saw that despite their uncleanliness upon my arrival they needed painting when I left ,Ntanga came we did the exit inspection and all was well and later was shocked by a report that stated what we checked together and was intact had been recorded as broken even though it wasn’t,we went for months on end debating the facts around the issue and to my surprise with no conclusion of the matter from all parties Andries Komeng decided to log a *****ulent debit order on my account which I don’t know who approved because it wasn’t me and they deducted more money on top of not refunding me my deposit based on their lies on the draft made in my absence of the exit inspection. They ignored all the evidence I provided them with and stole money from me despite the damning evidence on top of that they didn’t even refund me the money I spent painting those 2 rooms ,moving out ended up costing me more than staying there

I would not recommend this property management to anyone, since I used them it has been a horrible 2 years of unprofessional, *********, unfair and unreasonable conducts and service I’ve ever experienced. Decided to part ways with them am i surprised to get fabricated quotes for them shying away from paying my deposit? To no surprise, my cousin told me about them and I didn’t listen but I won’t rest the case until justice and fairness is served

Company: IHS Property Management (IHSPM) I vacated a rental property managed by IHS Property Management Rentals (Forest Mews 129) and completed the exit inspection on 31 March 2026. Despite the inspection being concluded and no material damages being upheld against me, my deposit refund has still not been paid more than 25 days later, far exceeding the legally required 7-day timeframe after inspection. I followed up multiple times via email with the assigned agent and billing/credit control teams. I was initially advised that minor cleaning issues (windows) would be disregarded and that my refund could only be processed once IHS released the deposit internally. Since then, I have repeatedly been told that the portfolio administrator is “waiting on feedback,” with no clear timelines, accountability, or resolution provided. What is especially frustrating is that: • I disputed unjustified cleaning charges (I paid for cleaning on arrival and on exit). • I was asked to proceed with a contractor quote under protest, which I did, to avoid further delay. • Even after this, the deposit refund has still not been released. At this point, communication has been ongoing for weeks with no outcome, and the responsibility appears to be shifted internally rather than resolved. Due to the prolonged delay and lack of action, I have been left with no option but to prepare a formal dispute with the Rental Housing Tribunal. I am sharing this review to caution other tenants and to request that IHSPM Rentals urgently release my deposit and comply with the required legal timelines.

I was staying at The Residence parklands, suddenly towards the end of September 2025 I was told that the unit has been sold to IGrow now I have a month to stay or they can move me to other unit. So when they do their transfers to IGrow they gave them the file with a tenant which is me. They did not tell igrow that the tenant has vacated the unit. Now I received an email with IGrow banking details instructing me to rent to them, I made manual payments for 2 months to IGrow and I was told by IHSP that am owing them, I then explained and gave them the proof of payments and they emailed IGrow to transfer the money to their accounts and igrow refused. Now they refused to pay my deposit citing that I must claim my money at Igrow and IGrow is refusing, what must I do to get my deposit money, and my credit score has been affected by this matter severely. No one is willing to take responsibility I am sent to pillar to post. I am now going to lodge a formal complain to rental dispute at western cape. I have been treated very unfairly by these 2 companies IHSPM together with IGrow

We have a problem with the caretaker . We have reported a lot of stuff that was problematic with our unit but he never adheres to any ,currently we reported the plumbing that it’s faulty and it leaks, we reported this more than five times and still he doesn’t get back to us .Today we got the bill and the water is sky high cause of the unresolved leaks off which we tried to call him again he hung up on us . The caretaker is Isaac Madaka.

When I messaged the second number, Ms. Banga informed me that he was off until Tuesday. I asked if I could make an appointment to view — no reply. A week later, I notified Mr. Conte that I’d be at the development for viewing. He finally responded, saying he was on leave. When I asked when he’d be back — silence again. When I requested sales information, his response was, “when I get time and on my laptop,” adding that “units are sold voetstoots.” Up to now, neither agent has sent any details or arranged a viewing. This is shockingly poor service for anyone genuinely interested in purchasing a unit. If these are the only two representatives for Mason Arbour Town, the developers should urgently review how their brand is being represented. I would appreciate a call from IHSPM management or the Mason Arbour Town developers to address this and provide feedback.
