Please avoid signing a lease with this management group at all costs. We’ve been without water for 3 weeks now with zero communication from them. They don’t pay their bills but expect rental payments every month. They are unable to communicate and have nothing in order. Avoid them at all costs

I submitted a refund request for my deposit some time ago, but I have still not received any feedback or update regarding the process. I would appreciate clearer communication and a timely response, as it is frustrating to wait without any acknowledgment or progress update. I hope this matter can be resolved professionally and as soon as possible. Please assist with feedback on the status of my refund request.

If your lease agreement has Alleyroads Managing Services (Pty) Ltd as your landlord, think twice, especially if you expect your deposit back without a fight. I vacated my unit at Amanzi Heights (eManzimtoti) in December 2025 after following all required processes, including a 3 months notice. I was told there is a 14-day turnaround time for refunds, yet that timeline has clearly not been honoured. Almost 3 months later, there is still no payment and no proof of payment. Instead, it’s constant follow-ups and being given the runaround. At this point, it feels like tenants are expected to chase and practically beg for money that is rightfully theirs. What’s more concerning is that I am not the only one, tenants who vacated before me at Amanzi Heights experienced the same issue, which makes this a pattern rather than a once-off delay. Still expecting an immediate payment of my deposit and proof thereof.

For the past three months this complex has had ongoing electricity outages while tenants are still charged full rent. The property was advertised as “off-grid,” yet it is running on a generator that is switched off daily. Tenants were repeatedly told outages were due to breaker faults or technicians being sent, which was not accurate. I work from home and cannot earn when the power is off. Food has spoiled due to repeated outages. Maintenance issues are reported but contractors never arrive. Communication is extremely poor, messages go unanswered, and proper escalation details were initially withheld. Very disappointing experience. Proceed with caution.

I am having the worst experience with this company. First after doing everyhting they required they didn't have my apartment ready. Mind you I waited two whole months for this place. Then after waiting these two months, they do not want to process my refund for the deposits I paid. So I basically spent tons of money for two months because of them and after everything they put me through they are actively trying to **** me of money I paid to them. Worst experience ever with a rental. AVOID THEM, THEY ARE GROSS. Now I have to go through small claims court for money which I actually need and probably won't be able to get for another three months or something. Like honestly avoid like the plague.

The alley road, a corporate entity managing Illovo country estate have been swindling tenants of their hard work money, the place is a ****** **** of a hostel disguised in the name of an estate, since 1 February 2026, tenants have been countless power outages with no explanation from the company, in return they feed us lies and since then no Temporary to full term countermeasure have been put in place, it is also alleged that this company is engaged in ******* electrical connections hence today as we speak we don't have electricity, i have lost R4500 replenishing all the rotten groceries i bought because of this inconvenience, but seemingly nobody from Alley roads management wants to account for....

Urgent: Health, Safety and Utilities Issues at Illovo Country Estate — Immediate Action Required Good day, I am writing to express my serious frustration and concern about multiple unresolved issues at Illovo Country Estate that were misrepresented before we moved in and that now pose health, safety, and daily-living problems. When we signed the lease, the listing explicitly advertised a pool. Before we moved in, we were told the pool was under repair and that it would be sorted by the end of January. That deadline has passed and the pool remains unusable: the water is green and there is a dead cat in the pool that has been rotting for weeks. This is a clear health and safety risk for residents and visitors and is unacceptable. We were also assured—based on information given—that the property was 100% off-grid and that we would not experience electricity problems, I did query this as I saw complaints on Hello Peter. Instead, we are regularly without power for up to nine hours a day. This is causing major disruption: my son is home-schooling and cannot reliably attend lessons or complete schoolwork; when I come home from work, we cannot cook a meal because there is no power; and the power is often off before we leave in the morning. This level of service is not what we were promised and is not acceptable for a rented home. We have had no electriciy for over 24hrs all our foods have gotten spoilt. Myself and all the other tenents are very unhappy nothing is getting done always empty promises. I am going to with hold my rent until EVERYTHING has been repaired and sorted and We have ALL been compensated, I sent them this email below this morning: I am writing to express my extreme dissatisfaction with the ongoing failures in the estate’s services and to demand immediate action and compensation. The situation has become unacceptable. Summary of problems • Power outage: We have been without power for more than 24 hours. • Food spoilage: All food in my fridge and freezer has gone off; I expect compensation for the full replacement cost. • Education disruption: My son is unable to attend his online schooling because of the power outage. • Swimming pool hazard: The pool remains green, contains a dead cat, and presents a serious health and safety risk; nothing has been done to address this. • Repeated maintenance failures: Slade’s curtain rail in his room is still broken; this is the third time this issue has occurred. • Laundry disruption: Because of the lack of electricity, I will be forced to take our laundry to a laundromat and expect reimbur*****t for those costs. • General concerns: There appears to be poor coordination and inadequate competence among the workers responsible for maintenance and estate services. A written plan explaining what steps will be taken to ensure the estate is run as advertised, including timelines and responsible contacts for each item above. Rent and next steps I will withhold rent payments until these issues are resolved and appropriate compensation has been provided. I expect a formal response with a clear action plan and timelines. Alley Roads is worst property management company that I ever dealt with they are very unprofessional and pathetic. I currently rent apartment with them in Grobler Park Sandy Lane the place is dirty, the is no play area for Kids and the is no designated parking for residents and visitors everyone park their car where the wish , loud music and reving of cars is a norm . Matters are not attended to when we report to security what a poor property company I don’t advise anyone to rent their apartments because is trash & lawlessness.
