Based on recent customer reviews, Just Property Group is facing significant dissatisfaction across multiple branches in South Africa. Customers consistently mention difficulties recovering deposits, with a recurring theme of unjustified deductions and prolonged delays in refunds. Tenants frequently raise concerns about unaddressed maintenance issues, properties handed over in poor condition, and weak communication from agents and portfolio managers. A recurring complaint involves perceived unfair lease enforcement and accountability gaps at franchise level. On the positive side, a smaller group of reviewers highlight individual agents who are helpful, patient, and professional during the rental and onboarding process.

Please do not tent Unit 146 from Just Properties @ 146 Leah Terrace, Gqeberha. The owner will rob you of your deposit, no matter how you prepare or fix that Unit up in accordance with the Lease Agreement. Just Property is also fairly useless, as they do not communicate regarding your complaints or concerns and play dumb. What a deadly combination !!!!!

Just Property North Administration has become a nightmare since their Admin left last year. I have been trying to get in contact with their new administration lady since end of March to no avail. I've called the office since end of March, no response. Ive emailed since the 1st of April. No response. The lease renewal supposedly happened end of March 2026 yet there's no contract that was sent over to sign. At this point I'm even tempted to contact the owner of the unit directly because clearly Just Property is doing a miserable job at managing the unit.

Around two months ago, through a rental property website, we found a property that was very close to what we were looking for in terms of both location and price. After contacting the assigned agent, we viewed the property. At the time, a family was still living there, so although the overall condition looked acceptable during the viewing, many details were not visible. We submitted all the required documents, our application was approved, and we proceeded with the rental through Divan Tolken from the Just Property Prosper Burgundy Estate branch in Cape Town. We paid R20,000 upfront and another R40,000 four days before 1 May, which was the agreed handover date. On 1 May, the keys were handed over to us — and we were shocked. The condition of the house was honestly one of the worst conditions a property could be in. We immediately informed them that the property was not habitable and requested that the agreement be cancelled because it was simply not possible to live there. This is when the other side of the story began. A person named Pieter van den Berg, who appears to be the manager of the Just Property Prosper Burgundy Estate branch, became involved. As unbelievable as it sounds, we were told that these were merely “cosmetic issues” that could supposedly be repaired within two weeks. We were then informed that they would not refund our money, and that the only option offered was for us to forfeit one full month’s rent if we wanted our deposit returned. Does this sound fair or acceptable to anyone? We strongly advise people to be extremely careful before trusting or entering into agreements with Divan Tolken, Pieter van den Berg, or the Just Property Prosper Burgundy Estate branch. Please read your contracts carefully, because situations can change very quickly once money has been paid. We genuinely tried many times to resolve this matter amicably and respectfully, but unfortunately it appears this is not unfami**** territory for them. I will upload photos and videos so the public can judge the condition of the property for themselves.

They are the worst, I live in one of their building in acardia, they took over the building from ithemba..they don't want to fix anything, whenever you report issues they say the agreement says tenants must fix them..I reported stove issues, leaking pipes and leaking roof since 2023, they sent sm1 to fix the roof and stove but it is never fixed to work properly which I pointed out to them ,but nothing was done since then,so I told them that I am leaving since I can't stay in a flta with a stove that doesn't work n leaking roof with kids..they say I need to pay for early termination ,how can that be possible if I am leaving because of issues they could fix..now it's raining roofs are leaking even after they fixed many times,I'm told I need to fix everything is that even fair?
