2 years ago I purchased a Townhouse in Woodhead Glen complex, a property managed by WatchProp. It took me just a few months to realize just how poorly the complex was being managed and what a subpar job WatchProp was doing in both addressing resident concerns and assuring BC Trustees act in accordance with STMSA regulations. I think WatchProp is currently, and has been, complacent in providing proper guidance to Trustees. With this no one within WatchProp up to owner is willing to accept any responsibility for what I perceive as negligence and wrongful actions. In attempt to address issues with Body Corporate and WatchProp I hired independent legal counsel to assist in educating WatchProp’s owner, staff and Trustees on how they must work within compliance of regulatory requirements. All I received from WatchProp were emails stating that they work on behalf of trustees, they are to busy to address issues or refusing to respond further. I feel current behaviors by WatchProp and Trustees are in violation of STMSA regulations, their lack of adhering to and enforcing regulations within the complex has led to animosity, disharmony and unpleasant living environment. I would strongly recommend not hiring WatchProp to manage your sectional title scheme or occupy any property managed by WatchProp due to what I see as a their being a complacent and unprofessional company.

I am extremely disappointed with the conduct of the managing agent for Highveldt Flats in Blouberg. My levy account fell into arrears during a period where I had no income. I have since resumed payments and am doing my best to reduce the outstanding balance. Despite this, the managing agent continues to send repeated letters and then charge me for each one, while also adding ongoing interest to the arrears. What is most concerning is that these charges appear excessive and unnecessary. In addition, there are unexplained amounts being added to my levy account without proper itemisation or transparency. It is impossible to verify what I am being charged for, which raises serious concerns about fairness and accountability. This kind of practice places additional financial strain on someone who is already trying to settle their debt and appears to prioritise generating extra charges rather than resolving the situation. I believe this conduct is ********* and does not align with the principles of transparency and reasonableness expected under South African sectional title management laws. I urge the managing agent to review their practices, provide clear and itemised statements, and stop adding unnecessary charges that only make it harder for residents to recover financially. I would advise others to carefully monitor their levy statements and question any unexplained charges.

Bad service and unprofessional unable to assist and no follow-up Was in arrears pay it full and still they handed to me over to legal time with additional cost on acvount spoke to Wendy promises to attend since 15 Feb said will resolved but to no avail

Watchprop is quick to react on online comments made in public about their service, but they cannot respond to the real issues in the background. If you can respond to my reviews in a timely matter you can surely solve the problems as well? After rebilling me for arrears after the account has been cleared, I have sent various mails and no response. Have included three people in the mail and still being ignored. Now, my tenants property has been ****** as well which is regarded as theft. We have never had these problems before and this is proof of unreliability and untrustworthiness. I am an owner and have no trust in Watchprop.

Landlords never use Watchprop as an agent as they impose ridiculous requirements for a tenant to comply with if they want to rent through Watchprop! This tantamount to ******ion. As you might be aware renting in Cape Town CBD is expensive and properties are rare, so when corporates exploit tenants something has to be done about it. (A chat on Cape Talk would help) I viewed a flat in Cape Town Vredehoek on behalf of my daughter and her friend as they work during working hours? Amazing that all properties for rent one has to view it during working hours thereby excluding working individuals unless they take leave? What is astounding is that it appears that ALL the costs are put on to the tenant! What on earth is the "The non-refundable Application Processing Fee of R690.00"?There where at least 20 individuals viewing on the day! ******ion!!! Agents don't need to rent the apartment out, all they need are many applications? R1000 cleaning fee and R1550 lease fee? Evidently Watchprop never ever responds to tennant re broken or faulty issues.

No complaints are ever resolved. *********** and rude staff. Unfair billing - imagine billing a single person who rarely cooks R2500 for electricity, yet they can not explain how they determine that amount since there is no metre in the apartment - 72 On Kloof. I stayed next to the building manager and I used to see some tenants complaining about the same. After moving out, getting part of my deposit was a hustle. My deposit was R 12 940.91, and I was only given R 4 467.57, giving crazy excuses! To make it worse, I left my certificate on the wall, and when I called, the only response was, "It's gone! Heartless unprofessional staff. Please avoid these people if you can.

If you ever think of using WatchProp as a Managing agent for your complex, think again: After the wind storm of 6-7 April in Somerset West, I wrote a lengthy email to WatchProp delineating the damage and problems experience(d) as a result of the storm. In particular the barrier fence between my and the neighbour’s unit collapsed. WatchProp responded that a quote will be obtained for replacing the fence. However I wrote lengthy emails regarding their lack of communication and performance on 23 and 30 April. The first response from WatchProp on the issues raised in my initial email was received FOUR WEEKS after the initial email. However, their email provided no definite action plan. They only made promises. I immediately responded complaining about the lack from progress on their side. The final communication to WatchProp was on 10 May where I simply asked them to tell me when the fence will be replaced. I am still waiting for a response. It is now SEVEN WEEKS after the storm and my initial email to WatchProp and I am still waiting for them to do anything, especially as far as the fence is concerned.

They do not respond to emails from their members. Been waiting over 2 weeks for a refund on a deposit. Say far away if you are looking for a sectional title management company.
