Barlow park is easily the worst place you can live in , around Sandton. I’m begging anyone thinking of moving there not to. 1. The building manager : A horrible , ugly lady named Nelly . Easily the most *********** building manager I’ve ever come across, I have Screenshots and chats on where she deliberately ignores my chats even when asking for urgent help 2. Locked out of my place even though we made payment. I recently came back from work with my locks changed without any warning beacuse of payment disputes . When asking from assistance from the building manager Nelly , she says she’s not involved ( HOW YOURE A MANAGER ??). After going back and forth with the IThemba management , they only helped me when I told them, there’s chronic medication for a sick family member who’s on the verge of dying . This is ******* and honestly, should be considered premedicted homicide 3. The passages smell like **** , which leaves a bad stench 4. The ****roach situation is absolutely disgusting esp in the lower units I’m begging anyone reading this to avoid Barlow Park Sandton

I honestly don't know where to begin with Barlow Park. A one star rating feels like a reward to be honest. What was supposed to be a convenient, modern place to live in has turned into one of the most stressful rental experiences I've ever had. The final straw has been being locked out of my apartment and having amenities shut off because of a payment dispute, despite the fact that we have been actively trying to resolve an allocation issue. Imagine paying rent every month and then suddenly not being able to access the home you're paying for because of an administrative dispute. To make matters worse, management claims that tenants are not locked out due to outstanding payments, yet that has been my lived experience. We have repeatedly tried to get answers and a resolution, but to date we have still been left without access to our apartment and amenities. What's even more frustrating is that nobody seems willing to take accountability. One person says one thing, another says something completely different, and meanwhile you're the one left without access to your home. And that's only part of the problem. The noise levels at Barlow Park are ridiculous. Most days it feels less like an apartment complex and more like a student residence. Constant noise, people shouting, parties, and very little consideration for residents who actually have jobs and need to rest. Complaints don't seem to make much difference. Then there's the water. When I first moved in, I drank the tap water and got sick. Since then, I've refused to drink it and now spend extra money buying bottled water from Checkers downstairs because I simply don't trust the water quality. The marketing makes Barlow Park look like this amazing lifestyle development, but the reality has been completely different. Between the noise, service issues, poor management, questionable water quality, and now being locked out of my own apartment over a payment dispute that should have been resolved through communication rather than denying access to a tenant's home, I genuinely regret moving here. If you're considering Barlow Park, my advice is simple: think very carefully before signing that lease. There are plenty of places in Johannesburg where you can spend your money and be treated like a valued tenant instead of an inconvenience.

If you want to rent at a place where they will show you a horror movie go and rent a flat with these people. Im moving out firstly because of the noise levels in their flat you will be ignored and treated like **** if you complain they wanna get rid of you because the noise makers are their employees first. If they wanna get rid of you even if you cancel your moving out contract they will tell you in two days that your apartment has been rented out already just to frustrate you shame until you fight if you can cos to deal with them you have to be a fighter and be ready to fight them till your last breath. You will query about inflated water bills they will never respond to you shame forget the answer is always we will sort it out next month. This month as im moving out my statement is a copy and paste of the previous month statement with inflated water bills that don’t make sense. I pay same bill of water and everything like last month whether you there full month or not. Already Im 1000% sure when I come out of here I will have to be ready for fighting for my deposit and people say these people blacklist them for nothing but shame I have my team ready for a fight cos ive never seen any rental company as this one in my entire years of renting they never follow rental laws they have their own laws that suit them. Go to their office you will find rude staff members who just treat tenants like **** forgetting their salaries are paid out of the tenants rentals. This is horrible place to rent with i don’t know why they don’t change their residents to student residents once.

If you want to rent at a place where they will show you a horror movie go and rent a flat with these people. This is now my second HelloPeter review regarding this matter because the issue still has not been properly resolved. I am extremely disappointed with my experience dealing with The Diamond / City Property. After cancelling my application, I was repeatedly assured by the agent, Deon Sodi, that I would receive the FULL refund amount of R5 486.98 that I had paid. I confirmed this directly with him in writing and he responded “Yes” when I asked whether I would receive the full amount back. I was then told that the refund would reflect on the 15th of May but it never did. On Monday the 18th another staff member, Ambrose contacted me claiming that the account number I provided was incorrect. A few moments later, he called back and confirmed that the account number was actually correct after all. I was then told that I would receive the refund sometime between Wednesday and Friday. I eventually received the refund on Thursday the 21st of May, but only R4 989.88 was paid back, and I am now being told that the R500 securing fee is “non-refundable”; despite their own written assurance that I would receive the full amount I paid. This entire process has been frustrating, misleading, and unprofessional: 1. The quotation amount was revised after payment. 2. I was expected to pay before receiving the lease agreement. 3. I was promised a full refund in writing. 4. I was promised payment by the 15th, which never happened. 5. I received conflicting information and multiple excuses regarding delays. 6. Part of my money is now suddenly being withheld after clear assurances were made. What disappoints me most is the amount of time wasted during this process. Instead of properly assisting me I was left waiting for weeks when I should have been focusing on finding another place to stay. I expected honesty, professionalism, and transparent communication, but unfortunately this has been one of the worst rental experiences I’ve ever had.

Can we please bring back peace in this flat not a day goes by without Loud music coming from roof top, Maybe the people in charge of the Emerald must try staying at 6th and 7th floor and experience what grown up adults are experiencing, this flat is becoming a groove place and it's seen as normal. It's exam time right now, some people work from home, all that is never taken into account. Even on a weekend when you try to rest it's so impossible because of the tavern that's at roof top the entire day. I mean people can have fun, but people should not forget that we are not all at the party and must be considerate. Weekend music plays from morning to midnight. The speakers are so loud. Can we please bring back dignity in this flat which used to be so peaceful.

I think my mistake was renew my lease because each time I had an issue it was due to their poor administration team. I spent weeks on end with biometrics that don’t work and I need said biometrics to access the parking I pay for monthly. When I query why this is the case I got taken from pillar to post every time. The only time I get service is after having to cause a scene because calm and polite communication does not seem effective with them. I am expected to take time out of my work day to deal with their inadequacies and in return I get excuses. Their hello@Ithemba email is borderline useless because they don’t answer emails and if they eventually do it’s long after you’ve had to go to their offices. Regarding their WiFi, if it doesn’t work you’ll wait for days on end for a technician to get to you. My router was changed without my knowledge and to this day I’ve been gaslit about the matter and it’s rather unsettling. The only effective team I’ve worked with is their maintenance staff that ensure that all is in working order when you complain. My neighbour recalls people coming to my unit when he’s requested them for fumigation and no one cared to call me to get consent to access my living space. Overall the building is very poorly managed. Their only saving grace is the shopping centre but it’s no longer worth the price that climbs every year. Definitely never renewing again.

Your building manager Tsakiso Baloyi at the herringbone in salt river is ********ly switching off tenants electricity due to fines that have nothing to do with municipal services. Tsakiso has been issuing fines to residents claiming that they broke some house rules. When the tenants disputes the fine and refuses to pay. He cuts the electricity to the unit, despite the rent, electricity and leves being paid in full by the tenants. This is ******* and unconstitutional! He is not dealing with disputes in a professional and legal manner. This issues WILL be taken to the Cape Town housing tribunal.
