I was booked in unit 218 for the duration 31/12/2025 to 05/01/2026, by a so called Agent as these unit its privately owned. On arrival I realised the ****roaches are going to remove me from my bed and through me into the see. It was a traumatic health hazard for my whole family. We tried to contact the so called Agent for the whole week but she did not bother to even reply our messages. On check out I approached the General Manager whojust said the rooms are privately owned there is nothing she can do. I do not think he was right because owners cannot have unfettered powers to jeopardise the health of all hotel dwellers for the reason he mentioned. Around the 5th or 7th of January the so called Agent texted me and told she only works from the 5th/01/2026. As it is a practise they also make cheap promises that for the inconvenience they will refund some money. In my case she said R300-00/day off my paid amount. You as the owner of the unit if you gave her the money just be informed that she did not give me the money or if you never promised to pay me anything these are the lies they tell us. At booking I requested an invoice and she sent me something with sales tax provision. In SA we do not use sales tax we use Vat. You owners are you not able to choose decent people with decent WhatsApp profiles at least to show respect for us as clients? The Manager Of Breakers cant you show respect for all of your clients by managing these things as well. In my view you are ruining a good brand because of so called private rooms. .

So basically im here to complain, I wasn't happy at all with what I thought I was sold to. So on the 11th of December 2025 I made a booking through bookings.com which Ied me to Breakers Resort Hotel. So from what I saw on the pics and compared to what I saw when I checked the property, it was a complete opposite, so I cancelled , as of that day no response from the property and that's appalling from my side. So I paid R2304.00 for that nighy but never slept there because of the property, I was dissatisfied bigtime. So now I need my money back and my booking number : 6160857361.

Our recent stay at Unit 127 in The Breakers Resort was deeply disappointing and concerning from a health and safety standpoint. The unit was in atrocious condition — mold on the walls, a persistent foul smell, and general uncleanliness made the space uninhabitable. I was shocked to discover that the unit is privately owned, meaning resort staff were unable to assist us with the issues. Despite sending three emails and raising the matter multiple times at the reception desk, the booking agent, Adam, failed to respond or offer any support. This was particularly distressing as my son suffers from asthma, and the moldy, damp conditions posed a real health risk. Additional issues included: A bathtub with an open, uncovered hole. No plug for the bathroom basin. Two fridges in the unit — only one working, the other left abandoned. Bedding was extremely thin and visibly worn out. After one night, we were eventually moved to another unit, but the transition felt rushed and inconsiderate — as if the priority was not our well-being, but to vacate the unit so another family could be checked in, regardless of the health hazards. This experience was not only uncomfortable but unsafe. It is unacceptable that such a unit is being rented out, especially under the guise of being part of a reputable resort. It’s clear that the booking agent prioritized commission over guest safety and comfort. I hope this feedback prevents others from going through a similar experience.

What an amazing unit to stay in. This unit is on the ground floor, at the private residence. It is so beautiful, clean, and we will definitely come back. The resort is 10 stars, enjoyed the different pools, and restaurant, as well as the spa.

I am sitting at the breakers resort in Umhlanga, and we have no air conditioning. I have been told we may or may not be getting it fixed tomorrow the 27 February 2025. They will only probably be able to tell us tomorrow. I don't know what is happening with service in this country. Sunday we also never had any air conditioning. :-(

Worst start and end to an awesome week of cruising. Asked for an early check-in. Reception promised to call as soon as the room is ready. Needless to say, they didn’t bother with the excuse that they forgot, upon enquiring. Checked-in well after 14:30 to be met by waste NEXT to the bin on floor 4, that time of the afternoon. ****roach infested, dirty floors, dirty elevators, bath bone-churningly dirty. Two safes, one not in working order, the other so small you can’t fit a laptop in there, fridge with no door shelves. Wanted to order a toastie - no rye bread, no ham, shocking. Ordered tea, dirty s****, asked for another and was given another dirty s****. What used to be one of the top 3 in Umhlanga has turned out to now be one of the worst after 20 years. Rude agent at Booking.com promising to return a call which also never happened. Absolutely disgusting.
