I would love to give STBB Sandton negative stars but unfortunately it doesn’t allow it.
They handled the transfer of my apartment at Kikuyu, and the entire process took over 6 months, which is completely unacceptable.
You’re required to use their paid app, which is useless — it never refreshes or updates properly and offers no meaningful tracking. Communication was pathetic throughout. Tracy who handled my file, repeatedly responded to emails with excuses rather than solutions.
The fees they billed me were incorrect, and at some point an extra R30,000 was added to my bill. Regardless of where the charge originated, STBB didn’t bother to audit or verify anything.
Because the transfer took so long, the buyer owed me occupational rent. He stayed 2–3 months but only paid for one month. STBB didn’t even notice the missing payments even though they were the ones holding the rent. I had to escalate the issue just to get what was owed to me.
And if that wasn’t bad enough — Tracy promised multiple times that she would handle the refund of rates and levies. A full year later, I have received no refund, no feedback, and no communication. She promised to help, but never followed through. This isn’t a favour — it’s her job, and she still didn’t do it.
Overall, this has been the worst experience I’ve had with any conveyancing firm. I strongly advise anyone considering STBB Sandton to look elsewhere.
