am compelled to formally record my deep concern and disappointment regarding the workmanship and site practices during Roof Rats’ recent roof cleaning, ceiling vacuuming and insulation-related service at my property. Prior to commencement, I was assured the team would operate professionally through the trapdoor with proper containment. However, during the roof space cleaning and ceiling vacuuming process, the team exited the ceiling with torn and broken vacuum bags, resulting in widespread dust contamination throughout my home. Dust has settled extensively across floors, fabric furniture, electronics, appliances, walls, utensils, and my home office workspace. This has materially disrupted my ability to work from home and has raised legitimate health concerns — particularly given that the property contains asbestos ceilings, where careful dust control is non-negotiable. Of further concern, portions of the asbestos ceiling appear to have been stepped through during the process, increasing the risk profile and reinforcing the need for proper asbestos-aware work practices. During this roof cleaning and ceiling cleaning service, the following critical concerns were observed: No respirators were worn by the team A standard (non-HEPA) shop vacuum was used for ceiling vacuuming Dust visibly escaped through the trapdoor into the living space Workers moved through the home while covered in dust Bags were not properly sealed prior to removal from the roof space A team member was observed handling personal belongings on my front porch and inspecting my bin In any professional ceiling repairs, ceiling vacuuming, insulation, pest control, exterior cleaning, gutter cleaning, gutter guards installation, roof painting, roof security or waterproofing environment, these basic containment failures fall materially below the standard of reasonable care and skill expected from a specialist roof and cleaning service provider. Customer Engagement Concern Equally concerning is the handling of this matter after it was formally raised. I submitted a detailed email and attempted telephonic contact via the listed landline; however, both the landline and emails went unanswered for the entire day. During this period, the business owner remained actively posting on social media. My factual comment on the company’s Facebook page outlining my experience was deleted, and I was subsequently blocked. Public-facing statements were then made implying the matter had been resolved — which is factually incorrect. In addition, Google Reviews appear to be disabled for the business, which materially restricts normal customer feedback channels. From a customer service and accountability standpoint, active reputation management while a live service complaint remains unresolved raises legitimate concern. Context Regarding Public Reputation Public reporting previously highlighted Roof Rats as an award-winning roof cleaning company recognised for its “innovative and customer-focused approach” and “high level of professionalism and serious commitment to customer satisfaction.” () It is precisely because of this publicly stated standard that the current experience is so concerning and appears materially inconsistent with the level of service excellence historically associated with the brand. Requested Resolution In the spirit of fair and professional resolution — and given that my property was left in a contaminated state and my own equipment was ultimately used when the on-site vacuum proved not to be HEPA-rated as expected — my preferred resolution is: A full refund for the roof/ceiling cleaning service Professional deep cleaning of all affected fabric furniture Professional cleaning of walls in all impacted areas Careful external cleaning of electronics and household utensils A formal proposal for the safe removal of the existing asbestos ceiling and replacement with a compliant new ceiling installation I remain fully open to resolving this matter constructively and without escalation. However, the urgency of addressing the contamination and customer care concerns cannot be overstated. The most equitable outcome at this stage is a prompt, professional resolution that restores confidence. Continued delay or attempts to manage public perception without substantively addressing the underlying service failures will inevitably shape the view of informed observers. I trust Roof Rats will choose the path of professional accountability and bring this matter to a fair conclusion.

Our roof tiles began to crumble and filled our ceiling space with flakes and pieces of roof tile. Once we had reroofed we got Roof Rats in to clean up the ceiling space. It took them 2 days to remove countless black bags of tile dust and 18-year-old "Think Pink" insulation. They then re-laid new insulation. I am very happy with the result. The ceiling space now looks like a well made bed with insulation neatly tucked between every rafter and under wiring etc. This was good enough but where they exceeded my expectation was that they went out of their way to assist. They offered to fix broken eave planking, replace the geyser blanket which had disintegrated, and they even took some of our garden refuse to the dump on their way home. A very good experience. Thank you Roof Rats. Your team excelled.

I am so glad that I ignored the reviews and used this company. Great service, excellent roof clean, friendly helpful staff. My electrician came after the roof clean and said that the wiring and downlights were left neat and tidy and he also thought that they did a good job. The only downside is that they rarely answer their phone (cpt), but are good on email and whats app and if you do get to chat to them they are knowledgeable and helpful

I can second many complaints of unhappy customers. Roof Rats is in plain language a rip-off! They do not clean as promised, because they know that customers do not usually climb into attics to do inspections. They come across as mighty kind but are con artists of note. They also charge for extra insulations which is never done. I have been ****med. Phillip

I had a traumatic experience with this company who installed isotherm insulation in my ceiling in September. An electrical fire broke out in my ceiling a few days after the insulation was installed. This was not a coincidence. The fire department were quick to respond and able to contain the fire. They said it was fortunate I had not been asleep at the time as I could have died from the smoke. My home was filled with smoke, I had to clean curtains, furniture, carpets etc. and part of the ceiling where it had burned through, needed to be replaced, along with rewiring. I was fortunate to have a team of workers over the next 4 days to clean up an expensive mess. The insurance sent electricians and assessors to investigate and they confirmed that the blame was entirely the fault of Roof Rats. The reason the insulation caught fire was twofold: Firstly, it was the responsibility of the insulation team to advise me to replace all 14 halogen light bulbs in my down lights with LED bulbs, which do not heat up as much, before proceeding with laying down insulation. This was confirmed by friends who also had new insulation installed by other companies. Secondly, at the very least they should NOT cover a downlight in the ceiling with insulation, but cut a hole to accommodate it, which they didn’t do. As a result the insulation caught alight from the halogen bulb heating up and short circuiting. Electricians have since replaced all halogen bulbs with LED ones, as well as rewiring an entire section of cabling in the ceiling which had burnt out. I also needed to take another week of leave, which was unpaid, to be home to sort out the situation. I’m currently working in Dubai and was home in Cape Town to enjoy a relaxing 3 weeks off. To add insult to injury, there was absolutely no apology, accountability or conversation with the people in charge of this company, just a terse email from admin letting me know that their insurance had paid for the repairs. A most traumatic and disappointing experience overall.

Roofrats, in February 2023 under the project reference RATB003, titled "Rat/Bird Proofing: 1 Year Guarantee under 150-200 m2 building." I am deeply dissatisfied with the quality of work performed and the resulting damage to my roof construction. The primary issue lies in the placement of mesh wire in the valleys of my tiled roof. This wire has proven to be problematic as it has caused the accumulation of leaves and twigs, leading to severe water blockages during rainfall. This has resulted in water overflowing onto the wooden structures and ceilings of my home, causing significant damage. The prolonged exposure to moisture has led to wood rot, negatively impacting the value of my property and incurring substantial repair costs. They responded with a “ this is not our technique of rat/bird proofing”. Think twice before you hire them for any work. Rather obtain the services of a professional company.

I called in to Janice for a quotation. After discussions she sent through a quote for the house. Vernon and the team came in November 2022. After they completed the job i confirmed with him that the entire roof was done as there is two areas with low laying area where the house was extended, i was assured that they completed the entire roof. A few months later i had to go into the roof to run a new plug point. Went into the roof to the right hand side of the house and noticed that there was a small extension area that was missed. Not thinking much about as i thought the missed due to the opening being close to the corner of the roof. This area is about 15m2. Sent Vernon a message , got a reply to say that when they are in the area he will stop by. Over time forgot about it and didn't really worry due to the size of the area. However recently i had to go into the ceiling to the left hand side of the house. Now i found that all three room with low laying roof had not being done. Called Janice and spoke to her, at first i didn't want them to come back home, cos i found this to make them *************. I called just to let her know the situation. After a few days i realized that i should get what i paid for, called her again and asked that she plan a day for them to come complete the job. She had to consult with the owner and replies that if i wanted the other areas cleaned i would have to pay again because it had been almost a year before i complained. So i explained that i did confirm with Vernon that he finished the complete roof, he said yes. Cos i still joked with him to say that they finished quite quickly even with the low laying areas. He mentioned that the guys are able to fit in small areas. Secondly should i have then said to Vernon that i don't believe you lets go confirm? Are you saying that your employees are *************. The roof is not an area that one passes by offend. I complained as soon as i noticed the three rooms that where not completed. For both i now realize that i should have checked for myself. I ask for the owners number to contact him, unfortunately she cant share this and he is now away on tour and is only expected back in a month. However i should write my complaint on email. I did that , she first send a mail back to say that the low laying areas where not quoted for as i was quote for 163m2 and the roof area is 180m2. However i corrected her that i was quoted for 150 -200m2 . Then the story changed. Vernon came back to inspect the areas that were not cleaned. When i meet with him and went into the roof he seemed very accommodating. Willing to do as needed to help. He mentioned that they might need to remove the tiles and cut through the plastic which i declined. He then mentioned that they would get someone to fit in the small area. I have went into these small areas so it is possible to fit in. He leaves. I then get a report from Janice on Vernon finding. He found that there was contractors in the roof, which i told him about that dropped some cable cutting. I had absolutely no issue about the area that was cleaned. But the area that were not and you could see that standing dust and cob webs laying around. So since i declined for them to remove tiles and cut through the plastic they cannot do anything further as the area is inaccessible. Still can not get hold of the owner. Very disappointed.
