Absolutely shocking service. Never answers the phone, never responds to emails. Reveived our monthly unit statement for our complex and the water bill was excessively high. Sent enquiry weeks ago and no one even responds. You're just expected to pay the amount the spit out and they can't justify / provide you with how they came to that amount. ALL owners in our complex are highly upset of the service they're receiving.

Unprofessional, unreliable and *********. We are dealing with pretty much the same situation as all the other negative comments reported here. There is no communication, nobody seems to have a clue of what's going on at this company. They can't retain staff and so there's constant chaos.Managing agents are supposed to guide a complex and the trustees, but this company does not see that as part of their duty. They don't collect arrears either, so you pay their highly inflated fee but for what nobody knows. Not recommend for complex management or management of your rental units.

MANSFIELD PROPERTY SOLUTIONS.... This people is crooks...be careful if you want to use them in your complex or home owners...they in cahoots with the chairman or the chair lady, what they do then they go and start a court case after they make sure they don't pay the bills. When people start to ask questions they move out and boom the place go under administration...so for the legal parts a question to be answered can you do any upgrades under administration, change the fence. For the pass 6 years that Mansfield Property Solutions is involved with the place he never kept the place in good stands. The invoices is a mess and not even to talk about the administrator. He is suppose to send bank statements to all the owners but he doesn't cause according to him the bank doesn't match. An administrator is also to keep the place out of the red not constant in the red. An administrator also can't just registrate his business when he feels likes or think know he can make all off a sudden money.......

We had a property in a complex in Roodepoort. The management of the complex was taken over by Mansfield Property Solutions (MPS) sometime in the first half of 2020. However, we were not informed by them, or the previous managing agent about this change. We had to make inquiries and once we discovered that MPS took over management, we contacted them and immediately settled the outstanding levy accounts. However, MPS charged us for reminder letters that they ostensibly sent to us, although they never even sent us the monthly statements in the first place. All our requests for copies of their reminder communications were flatly ignored and the charge maintained on our statement. After some time they even started charging interest on the outstanding amount. We placed the property on the market and received and accepted an OTP towards the end of 2020. The financial institutions that were considering to finance the sale, requested the Governing Body's financial statements for 2020. Upon request, Mansfield was only able to provide financial statements for 2018 and nothing since. We engaged with Mansfield in December 2020 to obtain the 2020 financials. They indicated that they were in the process of finalizing those with the auditors. When pushed they indicated that they were not able to get the needed information from the previous administrators and the auditors were not prepared to sign off any statements on the basis of the information that Mansfield submitted. However, Mansfield maintained that they were still working on the matter. Needless to say, we lost that sale. In the meantime I contacted the auditors. They indicated that they were still awaiting information from Mansfield, as they had concerns about whether it was a going concern on the basis of the information that Mansfield provided. Mansfield responded that they had difficulty getting more information from the previous managing agents. They also kept on blaming the auditors for not being prepared the sign off on the basis of what Mansfield submitted to them. During our continuous engagement with Mansfield, including with the director Jason Mansfield, over the following months, they kept on blaming the previous managing agents and the auditors. So we were unable to make any progress with Mansfield.. In the meantime we were able to sell the property to a cash buyer. After paying the levy clearance figures, we now have a positive balance of R1729.87 or our levy account with Mansfield. Upon request for that to be paid back to us, we were informed the "... we are waiting for money to come into the complex’s bank account so that we can do your refund. As soon as there is money in that account your refund will be done." It is very disconcerting that a complex can be so poorly managed that it does not have money in its account to settle a debt of R1729.87. However, what is even more worrying is that it can manage a property without having financial statements for two years.
