I am having the worst experience with these lawyers; I recently sold my house through Harcourts which works with ****s van Heerden Inc. The sale of my house was completed in January 2025, they sent me all the documents which included the municipal clearance certificate, after the sell was completed, I have been getting the municipal bill for the sold property that I still owe and I cant close the account, When I reached out to them, they first said that they got the clearance certificate so the account should be cleared and closed by the municipality, I went back to the municipality and they mentioned that ****s had used the section 118 to pay less and the rest I was going to pay later, don’t know why as I had clearly instructed them to settle my municipal account from the sell proceedings. Now I am being told that I must deal with this with the municipality as they have nothing to do with it. Below is the email I got from their employee “Mandy Ruiter” : “You can see from the supporting documents I sent you that everything was done correctly from our side. Please direct your frustration at COJ who are clearly at fault with this” Please do proper research when selling or buying your property otherwise you will get these issues from law firms like these if you are not careful.

They dont communicate via email, they will call, give your incorrect information, then send you statement of accounts that dont tie up and are incorrect. They also will cost you more money than you expect to because they cannot plan or think how to process matters in a way that doesnt lead to penalties. They were recommended by Rawson who are another bunch of *********** idiots. They costed me alot,gave me alot of poor information and i highly do not recommed these chumps. All round pathetic service. I have read receipts on emails sent to them but to this day no response.

I have have requested that ****s van Heerden opens my COJ accounts. I have paid and they started the process on the 3rd of July. They don't keep me updated, and it's been 6 weeks since, and I haven't yet received my COJ Accounts.

Good day My name is Mmakau Segoati I recently bought a property at stand number 3093 Kgaladi Street Protea North through Rhino Harcourts and was registered by ****s Van Heerden. A few days after moving in, I experienced some electrical faults and found out that there are defects in the house which the seller had to attend to after I informed the agent Zwelithini Khumalo of Rhino Harcourts. Now that it's been raining the roof is dripping. The agent, Zwelithini Khumalo informed the electrician, Tebogo Nkomo and the seller . The electrician mentioned that there was a loose wire that caused a spark in the DB box. I then asked the electrician why was the wire not pick up during inspection? Is the wiring right in the DB box? He's answer was, in order for the whole DB box to be fixed there's an amount he will charge. I failed to understand why is it that I have to pay for something that has already been issued and found compliant according to the COC. I then scrutinized the COC and took it to ECA in Edenvale and both the electrician's I'd and registration number was not found and does not appear on their system. Was even told that the COC is *****ulent and it's invalid. The agent Zwelithini Khumalo admitted to not verifying the electricians COC while Jd Robertson of ****s Van Heerden says the COC is valid and there's nothing wrong with it. I asked myself how is it possible that one can pay up to almost R40 000 for the transfer and registration with an Invalid COC? I contacted the Department of Labor and lodged a complain and the matter is being investigated. The COC was declared Invalid by the Department of Labor.

the worst service and rude employees. They sent us copies form the council that are not even visible. When we queried them they said that is the best they can do and that we must go to the council but they charged so much money for the transfers. We paid them so that they can do a job but now they say we must go to council to get house plans ourselves.

I specifically used DVH attorneys to switch my bond from Sa HomeLoans to Standard bank. DVH came highly recommended. I got a quote from DVH before I finalized my bond switch regarding the fees it would cost me. my initial quote was below R3000.00 now that it is too late to cancel without loads of fees, I am being forced to pay a total of just over R20 000.00 in Lawyer fees for a simple switch of a bond from one bank to another. no extra money on bond no name changes just bond change. DVH blames Standard bank for the mix-up and SB blames everyone else. so wish I could know what and who is truly at fault here?
