My husband and I purchased a property in Junixe Estate, which falls under Burgundy Estate. Having invested in properties in various countries, we've always enjoyed positive relationships with our Homeowners Associations. Unfortunately, that hasn't been the case here.
I sincerely believe that Marite should not be managing estates. Communication is clearly not their strong suit, and it feels like they prioritise signing off on everything that Rabie Development does rather than addressing the needs of the residents.
Since we moved in, the common garden areas have deteriorated significantly. The parks have dead grass, and the reason given for this is heavy foot traffic—which simply isn't true. Additionally, the playground in the kids' parks are not maintained, posing safety concerns. Nothing about this estate stands out, its not appealing in its current state. Gardens aren't being maintained, the soil never gets turned, common area's have the most unappealing plants, I have taken up my own front garden and maintain it myself because Marite did such a poor job. Then let's add the rules, once you move in, the rules are updated, no bin's allowed outside the house, they must be moved into the garage, that has a interleading door to my kitchen, this is unhygenic, they also added that we are now not allowed to wash our cars in our driveways, I agree don't was your car engine, but they came up with this after I purchased my home, I spend R8000 on a washing system to wash my car in my driveway! we are treated like tenants, Marite should focus on the security gate and the security hassard it's causing due to not functioning properly.
To make matters worse, we were recently hit with a disputed water bill presented nine months after our move-in. This bill is exorbitantly high, lacking any substantial proof, and we've been forced to pay it, which has now been added to our current levies.
A competent property management company would have handled these issues appropriately. Instead, between Rabie Development and Marite, we've been left to deal with the fallout while they turn a blind eye. We are currently reaching out to other residents in previous and new estates to see if they have experienced similar problems. In short - I will encourage our estate property owners to start looking at other prospects for Property Managing group. We will have to do our homework and not end up with another property management company like Marite Property Management Group Burgundy Estate
