If there was an option to give zero stars I would. The psychological and emotional turmoil I experienced having to deal with these people, specifically Ashika Moodley- I’m not sure if she’s the sales agent or part of the Cohen Property Management. On the 4th of March, our then landlord from Lanrose Pty Ltd informed us that the property had been bought by Cohen Properties and all transfere duties had been made. On the 5th our rental deposits including interest were transferred to Cohen Properties. On the 9th of March, I received I WhatsApp text from Ashika Moodley who was said to be in charge for all things concerning the property going forward. She greeted and introduced herself, and further asked to come to the flat. I greeted back and told her that my housemate would assist her as I was home for a couple of weeks. My housemate and Ashika confirmed that the meeting had gone well. Upon my arrival, I received 3 letters from Ashika from Cohen Properties, one that confirmed that our deposits were indeed transferred to them by our previous owner, introduction of the new landlords and their banking details and new references. During the course of the month of March, my housemate and I decided that we wouldn’t buy electricity for that month because we were on 700 units- this was due to the constant electricity outages in PE- so we wouldn’t need more electricity. I informed her that we would only send the money for the rent excluding electricity. The reason for this was because with our previous landlord we sent the rent and the electricity money together so he could buy it for us at once. She rep**** saying that she wouldn’t be buying electricity for us going forward, we would have to do it ourselves. When the 30th of March came, I paid the rent exclusive of the electricity and sent her the pop. She texted me requesting the “outstanding balance”, and I rep**** telling her that, that R350 was solely for electricity. So if she wasn’t going to buy it for us, then I wouldn’t be able to send it. With these messages I attached my lease agreement that confirms that the extra R350 that she wanted was solely for electricity. What she also didn’t read carefully was that to prove that the money was solely for electricity, it was even amended on the lease and increased to R450 on its own. It didn’t end there. My lease was send to expire on the 30th of April, and she had said she’d not be renewing our leases, so I was set to move out on the last day of the month and informed her about this. A week before vacating the property, she asked again when I’d be moving out and I told on the last day of the month. On the last day of the month, I receive a text from her requesting an inspection on the 4th of May. I told her that I would not be able to attend it as I was expecting her to come on the 30th of April- the day I was moving out, as she had stated on her previous email. We agreed on 14:30, but I let her know that some of my belongings would still be in the property. She never pitched for the inspection, nor for picking up the keys to the property. Luckily, I could put them in a drawer and still manage to vacate the property. So I did that and informed her. She never rep****. Two days later I requested for my deposit and told her that she had missed the inspection so I expected my full deposit. She texted on the 4th asking if I’m coming for the inspection that I clearly stated that I wouldn’t be able to attend on that day- but only the 30th which was initially agreed upon through emails. She further wrote me an email, telling me that I’d missed the inspection. Which was wild to me. Realising that she would give me problems with my deposit, I filed a dispute with the Rental Housing Tribunal and asked my previous landlord for proof of transferred deposits for evidence sake. A couple of days later, she contacted me asking for my banking details, and further said since I had not attended the inspection, I’d only receive my money after 14 days. On the 21st of May, I received a call from my flatmate telling me to check my account balance and that they had paid. I did, but to my surprise there was a shortfall of R337.34. I texted her and thanked her for the deposit, and further asked why there was a shortfall. She said she’d get back to me. Today on the 25th of May 2026, I sent another follow up email and WhatsApp message. She rep**** with a poorly written breakdown, which I asked her to interpret and she said I had been charged for the outstanding R350 for rent for April. I rep**** and asked how when I paid my rent and explained to her why I wouldn’t send the R350 as it was solely for electricity and she had clearly stated that she wasn’t going to buy us electricity going forward. I even supported this with proof of my lease. Honestly, I’m tired of dealing with this woman. She has poor communication skills, doesn’t read contracts carefully and rushes over documents. Only for her to reply or ask something that she has already been told. I just want my money in full so I can be out of their face and business. I’ll never even look the way of a property that is under the Cohen Property Management. Disgusting people!!!

This company owns a bunch of plots that they only maintain when they want to build or dump rubble. Our area looks disgusting with crime increasing due to *****s hiding and drinking in these plots. They dug a massive hole in one plot and just left it without warning tape or barriers. I have found animals in there and nearly fell in myself. They have zero respect for the stakeholders around their properties.

Extremely dissatisfied with the service we received from our agent (Dulcie) at Cohen Property Developers. We app**** for a rental property - We filled out the application and submitted it along with all our documents. After quite a wait, we were contacted to say another individual paid a deposit and the property was no longer available. We did not even get an opportunity to view. She did not even confirm if we were approved and then offered us another property that also already has an active application on. The communication was not great. Very disappointing.

Extremely dissatisfied with the service we received from our agent (Dulcie) at Cohen Property Developers. We app**** for a rental property - We filled out the application and submitted it along with all our documents. After quite a wait, we were contacted to say another individual paid a deposit and the property was no longer available. We did not even get an opportunity to view. She did not even confirm if we were approved and then offered us another property that also already has an active application on. The communication was not great. Very disappointing.

I found a rental property on Private Property and contacted the agent from Cohen. She was very friendly but in our discussion I mentioned that we have a pet, and she did not have much to say about it. We got to the viewing early, and the agent was 15 minutes late. There was another lady looking at the property, and she complained about the service she previously had from this agent. When the agent eventually arrived, she took us to the unit, and when I spoke about our pet, she said the unit was not pet friendly. This was very disappointing to say the least. The ad did not say the property is not pet friendly, and when I mentioned it to the agent, she also didn’t tell me until we were actually there. I am very disappointed in the service overall - I cannot complain about her as a person as she was very friendly, but the situation wasn’t handled very professionally.

I found a rental property on Private Property and contacted the agent from Cohen. I would NOT recommend buying a house from Cohen. Don't let the images fool you. The houses they build are made of cheap material and are not properly build. Everything breaks. We've had door handles break, walls cracking, towel and toilet paper rails falling, toilet seats malfunctioning, water pressure low, consistent leaks from the roof and the windows, lights need to constantly be repaired because the electrical is faulty and poor service once they have made you sign. Once that is done they do not respond in time. The snaglist we wrote for them they did not complete, they even painted the door the wrong color and the paint is cracking. I've heard complaints from other buyers as to the conditions of their "newly build" homes by Cohen properties. House is not even a year old. Complete disappointment. Rather buy a plot and build on your own or buy an older house with stronger bones and renovate.

I had the worst experience with Cohen Properties. I relocated from Cape Town and had a week to look at places. Found a property close to my childrens school so took it. The place was fnished so I did not see the condition of the tiles but was assured it would be fixed. The tiles was broken and posed a danger. Month after month I was told it was with the "big boss" to approve. They came out once to relay a few tiles but it was uneven and they never bothered to grout it. Finally 3 months before my lease was up, I was told that they would replace it but that I would need to find accomodation for the period it was going to be fixed. I am a programmer that works from home so not only would I need to pay for accomodation for th period but also for my data needs, so thought it was not worth it for the short time left. Another issue I had was blocked drains. There are 3 houses built on 1 property. The sewage pipes ran under the house I was renting where it connected to the sewage pipes of the other 2 houses next door. On 2 occasions the drain got blocked, the first time it lasted about 3 days before it was resolved, the second time it took about 3 weeks before it was finally resolved. In this time I had sewage water running all along the one side of the house. Another issue I had was with electricity usage. The one month I went to buy prepaid electricity and was told that the account was locked. I informed Cohen who sent out an electrician to do some sort of "bypass" while they were sorting out the issue. The main box also sits on the property next door. When it was finally resolved the electricain came to remove the "bypass". that month I paid almost double the amount I had previously paid for electricity. I phoned in and said that there was something not right. With load shedding I also got my gas refilled I started using my gas stove and never used the electric stove again. Still it was using more electricity than usual, and I was told everything was connected properly. I decided to switch off the power by the mains and I could see that there was still electricity being used. Sent Cohen the proof, took a reading when I turned it off and then again 30 minutes later. They said they would send someone out which up to today I don't know if someone came. I could not wait to get out of there. On the day I handed the keys over, I enquired about my deposit. I was told it took 14 working days which is not in the lease agreement and never mentioned. After the 14 working days, I enquired about my deposit and was told the person was busy with wages. I informed them that I had contector coming to do work at my new premises and scheduled for this weekend know I was supposed to get my deposit, it never mattered to them. The Saturday I phone again and this time I was told that the person responsible for payments was busy with an issue on site. It looks like the issue took the whole day. Up to now I still have not received my deposit. I will never use Cohen properties again as they don't look after their clients. Just received proof of payment and from the R8550 deposit invested for 13 months, I am only getting back R1728. Trying to get an explanation but the lady is not answering.
